What’s Included in a Standard Home Inspection

Our base inspection covers the major systems and structure of your home: roof, attic, foundation, plumbing, electrical, HVAC, interior/exterior walls, windows, doors, and more—all done to Florida Standards of Practice.

What’s NOT Included (Add-Ons Available)

Pools, spas, outbuildings, detached garages, or any non-structural items are not part of the base price. Septic systems are not inspected—we're not licensed for that. Want us to check pools, spas, or outbuildings? Just ask—we'll give you a straight quote.

Standard Home inspection in Florida is a non-invasive, visual examination of the readily accessible systems and components of a home, performed by a licensed inspector in accordance with Florida's Standards of Practice (Florida Administrative Code 61-30).

This includes observing the structure, roof, electrical, plumbing, HVAC, interior, exterior, and site conditions that affect the structure—using normal operating controls and opening accessible panels.

The inspector reports in writing on any significantly deficient items or those nearing the end of their service life, along with recommendations for correction, monitoring, or further evaluation by specialists.

-It's Not a prediction of future conditions, a guarantee, an engineering report, or a code compliance inspection—it's a professional snapshot of the home's visible condition on the day of the inspection.

Why It's Important

A home inspection gives buyers essential information to:

Spot potential major issues before closing
Negotiate repairs or adjustments with the seller
Avoid costly surprises after purchase

In Florida's humid, storm-prone environment, this step is especially valuable for protecting your investment and providing peace of mind.
